Team Phillips just opened escrow on two new properties and listed one in Loomis.  We usually see a slow down in the real estate market come fall, but not this year.  Inventory is picking up and seems to be in line with demand.
Sacramento/Roseville area was just rated 9th hottest real estate market in the US.  We're certainly seeing the activity.

What a busy weekend in real estate. Two open houses and both were busy with traffic the whole time.
I'm at 902 oak ridge rd in Roseville today 1-4pm.  Today is the first day of showings. One offer in hand and looking for more. Selling another home in Roseville!

Looking at homes on Labor Day weekend?

My business partener and I will be busy hosting 2 open houses this weekend. The first is today from 1-4 at 1234 galston dr Folsom. This is in empire ranch where inventory is very low. Single story, 2000 sqft, 3car garage, 1/4 acre lot with a pool. Priced at 475k.

Property values should hold steady with slight gains over the next year.  As long as interest rate remain low, and I believe they will, this will continue to be a good time to buy a home.
Here in Roseville, CA. we're seeing the damand is still strong.  Builders are building and selling out before construction completes in some areas.

2014 is coming to a quick end.  We've seen a good rebound in the real estate market here in the Sacramento and Placer region; however, it's not clear what is in store for 2015.
Personally, I think it's going to be a good year for the economy overall and real estate here in Roseville California will see an appreciation of 5%.  There are good indicators in the market.  Rates are still low, values did pull back for a quick correction allowing for a more natural market.  Cyclically it always slows down around the holidays.
I think we're going to see the builders getting back into the real estate market in the roseville, rocklin, elk grove as the housing supply is low.  There is room in the market for the builders to come back.  For the most part we'll just be seeing the large builders who have been sitting on property to develop for years.  Margins are tight on small speck home builders.
Time will tell!  I can only work with the information currently at hand.
